The owner of a dwelling structure containing one or more units must disclose the name and usual address at which personal service may be effected on either the owner, the owner’s manager or a person authorized to receive process for the owner. A party who enters into a rental agreement on behalf of the owner who fails to provide the name and address of the owner, the manager or the owner’s agent for service of process is deemed to be an agent of the owner for the service of process. An agent so deemed should not be served unless instructed in writing. However, the name and address for service may also be posted in every elevator and one other conspicuous place or two conspicuous places if there is no elevator.
